Original sash windows vary greatly in size, condition, construction and accessibility, so the final cost may be higher or lower.
A guide price is not a quotation or an offer to carry out the work at a fixed price. Wherever possible, I will explain what is required and agree the price before work begins.
Additional work will not be carried out without discussing it with you first.
Straightforward sash cord replacement starts from £60.00 per cord.
The final price depends on whether one or both sashes require new cords,
the size and weight of the sashes, paint build-up, access to the sash pockets
and the condition of the pulleys and weights.
The guide price assumes that the window can be opened and dismantled normally.
Stuck sashes, damaged pulleys, missing weights, previous alterations or rotten timber may involve additional work.
I will explain any additional work before carrying it out.
Straightforward easing and adjustment starts from £40.00 per sash
The price depends on why the sash is sticking.
Common causes include paint build-up, swollen timber, damaged sash cords, poor alignment, distorted timber and previous repairs
and if the sashes have been previously screwed or nailed shut
The guide price covers normal easing and adjustment.
It does not include extensive paint removal, replacement cords, timber repairs, glazing work or replacement fittings unless these are specifically agreed.
I will assess the likely cause and explain the options before carrying out additional work.
Straightforward pulley replacement starts from £___ per pulley or £___ per window, depending on the work required.
The final price depends on the type of pulley, whether a suitable replacement is available, the condition of the pulley housing and how easily the sash can be dismantled.
Where possible, I repair or adapt the existing pulley housing rather than unnecessarily replacing sound original timber.
Rotten timber, damaged housings, seized fixings or unusual pulley sizes may involve additional work.
This will be discussed before the repair proceeds.
Draught proofing starts from £___ per window.
The final price depends on the size and design of the window, the number of opening sashes and the condition of the existing timberwork.
The guide price assumes that the sashes and frame are basically sound and can be removed and refitted normally.
Broken cords, seized pulleys, rotten timber, damaged glass, extensive paint removal or major adjustment are not included unless specifically agreed.

Any additional work will be explained and agreed separately.

The final price depends on the amount of decay, its position, whether the sash must be removed, the condition of the surrounding timber and whether glazing must be disturbed.
Rot is often more extensive beneath the paint than it first appears. For that reason, photographs may allow me to provide an initial guide, but the full extent may not be known until unsound timber has been opened up.
If further decay is discovered, I will explain the position before carrying out work beyond what has already been agreed.
Localised cill repairs start from £___.
A larger repair or replacement section will cost more, depending on the length and depth of the decay, access, the condition of the box frame and whether adjoining timber has also been affected.
The guide price assumes that the damage is limited to the visible area. Hidden decay may only become apparent once loose paint and rotten timber have been removed.
Where practical, I repair only the defective timber and retain as much of the original window as possible.
Any significant additional work will be discussed before proceeding.

The final cost depends on the position and extent of the damage, access to the affected area and whether internal linings, architraves or decorations must be disturbed.
Damage to a box frame can sometimes extend farther than is visible from the surface. A firm price may therefore require closer inspection or careful opening of the damaged area.
The guide price does not include redecoration, plaster repairs or making good by other trades unless specifically stated.

After seeing photographs or inspecting the window, I will explain whether the work is likely to involve cords, pulleys, easing, timber repairs, draught proofing or a more complete overhaul.
Each element of the work will be clearly described so that you understand what is included.
Replacing a straightforward pane of glass starts from £___, depending on the size and type of glass.
The final cost depends on access, the condition of the glazing bars, the type and thickness of the glass and whether old putty can be removed without damaging the surrounding timber.
Specialist, patterned, toughened, laminated or heritage glass will cost more than standard glass.
Any timber repairs discovered during removal of the glass will be discussed separately.
